Akoya
Akoya provides a pedestrian gate to Dick-Ward-Drive street frontage connecting residents to the existing bike path network along the costal reserve and to public transport within a few steps.
The entire project fosters community living, with casual meeting nodes and community spaces integrated into the design to encourage informal meeting and relaxation. At all times the design considered passive surveillance throughout site.
All buildings have been located and orientated to capture prevailing ocean breezes whilst avoiding afternoon sun. Open corridors on each level result in reduced energy costs by taking advantage of natural light during the day and removing the need for air-conditioning. Construction costs were kept low by using simple, readily available materials and familiar construction methods.
Other sustainability initiatives include the use of PE Cells. Lights also adjust to natural lighting levels, irrigation system records the rainfall received forcing the system to adjust the required water reducing wastage.
